Which properties are eligible for the €250,000 minimum investment?

As of the latest regulations, the €250,000 minimum is still available only for specific cases, namely:

  • Commercial properties converted into residential use, or
  • Restoration and conversion of listed (heritage) buildings,
    provided that the conversion is completed and legally approved before the residence permit is issued.

Other property types, such as standard new residential constructions, remain eligible for the Greek Golden Visa, but are subject to higher minimum investment thresholds.

  • Properties located in Attica, Thessaloniki, Mykonos, Santorini, and any island with more than 3,100 residents require a minimum investment of €800,000.
  • Properties in all other regions of Greece require a minimum investment of €400,000.

Can my family also obtain residency through this program?

Yes, the Greek Golden Visa extends residency to your immediate family, including your spouse, children under the age of 21, and both your parents and your spouse’s parents.
